From first call to settlement: four steps

01

Initial conversation

We spend 20 minutes on the phone understanding your situation. No charge for this call, no obligation. You tell us what the property issue is; we tell you whether we can help and roughly what it will cost.

02

Document review

Contracts of sale, section 32 vendor statements, lease agreements, caveats, title searches: we read every page. Within two business days you receive a written summary flagging risks and recommended changes.

03

Negotiation and drafting

Our solicitors handle correspondence with the other party's lawyers, draft special conditions, and negotiate amendments. You approve each change before it goes out.

04

Settlement and registration

We coordinate with banks, real estate agents, and Land Use Victoria to settle on time. Once the transfer is registered, you get a final confirmation email with all documents attached.

What we cover

Property law branches in many directions. Here are the areas where our team spends most of its time.

Residential conveyancing

We manage the legal transfer when you buy or sell a house, unit, or townhouse. This includes reviewing the contract, preparing the section 32 statement for vendors, liaising with your lender, and attending to settlement through PEXA.

Commercial leases

Retail and office leases in Victoria are governed by specific legislation. We draft, review and negotiate lease terms, rent review clauses, make-good obligations, and assignment or subletting conditions for both landlords and tenants.

Property disputes

Boundary disagreements, easement conflicts, adverse possession claims, co-owner disputes: we represent clients at VCAT and the Supreme Court of Victoria when negotiation fails to resolve the issue.

Subdivision and development

Planning to subdivide land or develop multiple dwellings? We prepare owners corporation rules, liaise with council planning departments, and register plans of subdivision with Land Use Victoria.

Title corrections

Errors on a certificate of title can block a sale or refinance. We lodge applications to correct names, remove expired caveats, and update easement notations through the Registrar of Titles.

Off-the-plan purchases

Buying an apartment that hasn't been built yet carries particular risks. We review sunset clauses, deposit protections, and the developer's disclosure obligations under the Sale of Land Act 1962.

Questions we hear often

Our fixed fee for a standard residential purchase or sale starts at $990 plus disbursements. Disbursements typically include title searches ($30), PEXA fees ($115), and any council or water authority certificates. We quote the total before you sign the costs agreement, so there are no surprises at settlement.
Yes. If you signed during the cooling-off period (three business days for residential sales in Victoria), we can still advise on risks and, if necessary, exercise the cooling-off right on your behalf. After that window closes, we can still identify issues and negotiate amendments where the other party agrees.
Under the Sale of Land Act 1962, a vendor must give the buyer a statement disclosing information about the property before the contract is signed. It covers title details, planning restrictions, outgoings, owner-builder warranties, and any notices from authorities. If the statement is defective, the buyer may be able to rescind the contract. We prepare these for sellers and review them for buyers.
Property law differs significantly between Australian states. Our solicitors hold Victorian practising certificates and focus exclusively on Victorian property. If your matter is in another state, we can refer you to a firm we trust in that jurisdiction.
Most residential settlements in Victoria occur 30 to 90 days after the contract is signed, depending on what the parties agree. Electronic settlement through PEXA has shortened the actual settlement-day process to minutes rather than hours. We keep you updated at each milestone via email.
